Hard Water and Mineral Stain Removal on Commercial Glass
If glass still looks cloudy, streaked or hazy after a good cleaning, the problem is usually mineral deposits bonded to the surface — not dirt. Irrigation overspray, runoff off concrete and masonry, and construction water are the usual sources here.
Mineral removal is a restoration service. It is priced separately from window cleaning because it is a different process with a different amount of labor.

What causes it
Most commercial mineral staining traces back to a few predictable sources.
- Irrigation and sprinkler heads hitting the glass daily

How we handle it
We test an inconspicuous panel first to see how the deposit responds and how deep it has gone. That test tells us whether the glass can be restored, partially improved, or is etched beyond what any treatment will fix.
You get that answer before the work is scheduled, not after the invoice.
When glass cannot be restored
Long-term mineral exposure can etch into the glass surface itself. When that has happened, no chemical or pad will bring it back, and we will say so. We would rather lose the line item than sell a treatment that cannot deliver.
Preventing the next round
If sprinkler heads are hitting the glass, adjusting them costs less than treating the glass every few years. We will point out the source when we find it.

- Can all hard water staining be removed?
- No. Surface deposits usually respond well. Long-term staining can etch the glass permanently, and we test on site so we can tell you which one you have.
- Is this included in regular window cleaning?
- No. It is a separate restorative service with its own line item, because it takes substantially more labor.
- How long does the improvement last?
- That depends on the source. If irrigation overspray or roof runoff continues hitting the glass, staining returns. Correcting the source is what makes the treatment last.
